This is a personal one.

I'm Phil, the founder of Live Near Friends. Radish is my home in Oakland— a friend compound that houses 20 adults and 8 (soon to be 10) kids across 6 buildings. It's been our grand experiment in designing life around proximity to people you care about.

The question we hear the most is some version of: “How do I build my own Radish?” That curiosity—and the desire to make this kind of life more possible for more people—was a big reason we started Live Near Friends. Over the past two years, we've helped Live Near Friends users find and build their own Radishes in Seattle and the Bay Area, with more cities coming soon.

Now that we are selling Radish, we wanted to give the Live Near Friends community a first look. If our home has ever made you think, “I want something like that,” this might be your moment to make it your own.


Radish has been the best home I’ve ever had. It has witnessed 7 weddings, 8 births, and housed dozens of our closest friends.

Those who have followed our story will know that we always planned to sell before year 10. It’s crept up on us faster than expected. The current plan is to find buyers mid-2026 and move out by the end of 2026.

This is a one-of-a-kind property—we knew it the moment it hit Zillow in 2018. We made an offer before ever stepping on site. Since then, we’ve added several buildings, completed major renovations, and built out amenities that support a thriving, happy community.

Radish Oakland (current): A full compound with a wide range of unit sizes and loads of amenities - multiple 1br apartments, standalone single-family homes, and 2-3 bedroom apartments.

Interested in buying it?

We are looking for a buyer (or group of buyers) who wants to continue the legacy .

In January, we’ll be distributing a full packet of information and hosting tours for interested buyers throughout the spring of 2026.

The packet will include floor plans, timeline for sale, and some ideas on how to structure a purchase (e.g. LLC, TIC). This is not a typical property, and we won’t be running a typical quick sales process. We want to give groups plenty of time to form and explore a purchase.

So why leave? Nothing’s wrong — this was always the arc. Radish was designed to be the ideal home for 10 years of our life. As expected, our families have simply gotten to big and need larger suburban-style homes. The community is staying intact, and developing 3 new properties with larger units to house bigger family size (more on that soon…).

The plan is that all of the Radish residents will move out end of 2026 and move into one of these three new communities. And we will sell Radish to a fresh group of people.
